How do I pay rent?

Rent can be paid online through your Buildium tenant portal, by money order, cashier's check, or personal check, or in person at our office.

We also provide an after-hours drop box for your convenience — any payments placed in the drop box will be processed the next business day once our office reopens.

Please note:

All payments must be made payable to Sterling Republic, Inc.

A $10 convenience fee applies to online payments made through Buildium.

Cash payments are not accepted.

What happens if I'm late on rent?

Rent is due on the 1st of each month and considered late after the 3rd (unless otherwise stated in your lease).
A late fee will be automatically charged on the 4th day of the month.
If rent remains unpaid, additional daily fees may apply, and eviction proceedings could begin.

How do I report maintenance after hours?

For non-emergency maintenance, please submit a request through your Buildium tenant portal anytime.

For emergencies (such as flooding, no heat in winter, major leaks, or electrical hazards), call our emergency maintenance line at 903-707-2179.

Our team is available after hours for urgent issues only.

Can I have a pet?

Yes, we allow pets in most of our properties!
All pets must be approved in advance and added to your lease.

Pet fee: $350 (non-refundable, one-time fee)
Pet rent: $50 per month, per pet

Unauthorized pets are subject to a $100 violation fee plus $10 per day until the pet is removed or properly added to your lease.
